A New Standard of Residential Quality
The bureau was tasked with uniting prestige, expressive architecture, and functionality while ensuring human scale, visual comfort, and openness of space. Surrounded on three sides by low-rise buildings, a school, a kindergarten, and a central park, the site presented unique design conditions: it was essential to preserve a sense of openness and views toward the distinctive natural landscape of Pokrovskoe–Streshnevo.
A Dialogue Between Expressive Verticality and Fluid Horizontality
Buildings of different heights are brought together into a coherent architectural ensemble. Three volumes — the Panorama tower as the dominant landmark, a club house, and a sectional building — form a dynamic and comfortable residential environment. The ground level is enhanced with city units featuring separate entrances and terraces, while townhouse formats with private gardens make the project truly hybrid — bridging the qualities of urban and contemporary suburban living.
A New Point of Attraction
Façades made of composite panels create a chameleon-like effect, reflecting light differently throughout the day. Finely crafted details — including gold accents on the tower and clinker tiles at the lower levels — give the façades a sense of refined materiality. ÁLIA is a harmonious and dignified residential cluster, open to the landscape and enriched with public functions. A thoughtfully designed car-free courtyard, shaped by natural forms and filled with sports and children's areas, creates an environment for living, leisure, and community.
